Construction permits for the third building in the mixed-use 20 Midtown development downtown have been awarded.
It’s a $110 million project by Dick Schmalz of RGS Properties and Scott Bryant of Scott M. Bryant & Co. that will bring 312 apartments with amenities as well as about 50,000 square feet of retail and office space.
The permits total about $80 million, Schmalz said. ARD Contracting was awarded $16.25 million in November followed up by more than $16.8 million in late March or early April. The company was also awarded a permit of about $10 million for demolition, foundation and site and utility work. Arlington Construction Services was awarded more than $36.8 million recently.
In addition to demolition, site and utility work, ARD Contracting is building the retail shell, amenity deck, roof and skin of the building. Arlington is building the apartments and some of the amenity deck, Schmalz said.
The project is ahead of schedule by over a month and ARD Contracting is expected to finish the structure two months ahead of schedule, Schmalz said.
“That whole two months does not translate to the rest of the job,” he said, “but it’s going real well so far.”
CCR Architecture and Interiors is the designer. The contractors include KKA Construction, ARD Contracting and Arlington Construction.
Arlington Properties is managing the property while the Birmingham office SRS Real Estate Partners is handling retail leasing. Bhate Geosciences, MTTR Engineers and Gonzalez-Strength & Associates are also involved in the project. The team is also finalizing the first wave of commercial leases, Schmalz said.
